Bishop Ranch, the largest mixed-use business community in California, today announced its four hundredth BR|ready tenant. BR|ready, a leasing program designed for businesses that require 100 to 5,000 square feet, offers small business-friendly benefits including flexible lease terms and move-in ready offices. Bishop Ranch offers all of its tenants, regardless of size, a beautiful, sustainable environment and unmatched services and amenities, including a new direct shuttle from downtown San Francisco. “At Bishop Ranch, we put our tenants’ needs first. For a small business, that might mean tearing up a lease and drafting a new one if, for instance, it needs to rapidly scale up or down in office size”
While most people equate Bishop Ranch with the many Fortune 500 companies that call it home, such as Chevron, Bank of the West, and General Electric, its BR|ready program has grown tremendously over the years. In 2001, small business “spec suites” were offered and, later in 2005, they were officially branded BR|ready with 100 tenants and about 75,000 square feet. Today, 400 BR|ready tenants occupy 600,000 square feet and enjoy an array of activities and events designed to provide opportunities for networking and information sharing.
“At Bishop Ranch, we put our tenants’ needs first. For a small business, that might mean tearing up a lease and drafting a new one if, for instance, it needs to rapidly scale up or down in office size,” said Edward Hagopian, Executive Vice President for Sunset Development Company, which owns and operates Bishop Ranch. “The bottom line is a successful company is a good tenant, and we do what we can to help each one succeed.”
The BR|ready program can help growing companies start at Bishop Ranch and stay at Bishop Ranch. One such company, vCom Solutions, a telecom expense management firm, began in 2001 in a 1,200 square foot office suite. At the time, this was plenty of space for its only employee, founder, Gary Storm. Over the years, vCom has enjoyed tremendous growth and has expanded into larger suites working hand-in-hand with Bishop Ranch via BR|ready’s lease growth strategy. Each step of the way, Bishop Ranch helped vCom locate a new space within the office park, renovate the space as necessary, and create a new lease without incurring penalties, even if the current lease had yet to expire. Today, vCom employs 60 people and occupies about 10,000 square feet.
”I appreciate how willing and able Bishop Ranch is when it comes to reaching a solution that works for everyone involved,” said Gary Storm, Founder/CEO of vCom Solutions. “I also love coming to work here – we even have used our beautiful location as a successful recruiting tool.”
“The choice of office locations boiled down to proximity and value,” said Kari Gibbs, Director of Operations for Trov, a technology startup that provides a private online digital safe for all the information about everything you own. “There’s no better value in the area, and it provides a work/life balance for the company founder and employees that all live nearby.”
“We started in a small suite of 800 square feet and have expanded multiple times — first to a new office suite and, then, by tearing out a wall and expanding into an adjoining space,” said Dusan Jovanovic, EVP of Finance & Operations for Aurionpro, a publicly traded software and expert-level IT consulting firm. “Bishop Ranch has been able to more than meet our needs.”
